Replicating the look and feel of an authentic pub is a very highly-skilled design job, and not one that can be executed well without a lot of experience. Many restaurant designers will try to convince you that they know how to blend all the elements of a great Irish Pub for success, but the results can be devastating for your success if they get it wrong. 

 

The corporate identity of O’Hagan’s will be specifically designed to promote recognition and familiarity. This is why we have appointed designers who are highly experienced in building authentic O’Hagan’s Irish Pubs.

 

Shopfitting, signage and equipment will be provided by approved suppliers to exact specifications. An important part of O’Hagan’s concepts is the ambience, created by bric-a-brac and décor. 

 

The type of detail that will be undertaken online and offline in the design and development of sites will be indicated by record sheets, site details, drawing check lists, on-site check list, shopfitting check lists, shopfitting snags and landlord manuals.

 

 

INITIAL SITE INSPECTION

 

  • Must meet with O’Hagan’s general criteria and comply with all relevant municipal by-laws.

 

 

DESIGN DRAWING WORK

 

The following will be required:

 

  • Initial working plan.

  • Final layout plan, incorporating all municipal notes and relevant by-laws.

  • Furniture layout.

  • Kitchen layout and kitchen schedule.

  • Plumbing layout showing all connections for sinks and toilet items.

  • Décor elevations.

  • Electrical layout – electrical schedule.

  • Lighting layout – lighting schedule.

 

 

SUBMISSION TO COUNCIL

 

  • Meet with Health, Building and Fire Inspectors.

  • Submit relevant drawings for approval.

 

 

O’HAGAN’S IRISH PUB & GRILL STAND SPECIFICATIONS AND PROVISIONS

 

  • For every aspect of design and building the restaurant, incorporating floors, walls, ceilings, light fittings, plumbing, doors, windows, ironmongery, yard and services will be covered in detail.

 

 

BASE RENTAL LANDLORD REQUIREMENTS

 

  • The landlord is encouraged to participate in the design and development of the building and the requirements generally required from a landlord will be listed separately.

 

DEVELOPMENT TIMELINE

 

From the time a franchise has have received financing and signed a lease on your proposed location, the timeline to opening is approximately 12 weeks.

However, this timeline assumes that by Week 1, you have agreed scope and cost and have signed contracts with our designer, a general contractor and a shopfitter.

 

There are other factors that can disturb this timeline and we suggest that you consider the following items which need to be completed prior to pressing the 'go' button:

 

  1. Research the need for a beer and/or liquor license, including how long it may take

  2. Research the building or renovation permits required by your city and how long they take

  3. Research local code or bylaw requirements including sound abatement, restrictions on establishments serving alcohol, parking availability etc.
